General information about the golf course and facilities
Considered by many as the state’s best kept secret, Eagle Pointe Golf Resort is located on the beautiful wooded bluffs overlooking Monroe Reservoir, Indiana’s largest lake. The property has many amenities on site including golf, dining, tennis, swimming, banquet & meeting facilities. The resort is located just 8 miles south of Bloomington and Indiana University.
The golf course is a 6,700-yard par 71, championship golf course with 4 sets of tees. Designed by Bob Simmons, it first opened in 1973. Rolling hills, 2 cascading waterfalls, and over 100 sand bunkers are highlights of the course at Eagle Pointe. The property consists of approximately 128+/- acres of land. The fairways are Hybrid Blue Grass, and the greens Bent Grass.
At the entrance to the resort, you’ll find the Eagle’s Nest banquet facility, which can accommodate up to 200 guests for a reception. Surrounded on three sides by large windows, this venue was built to bring the beauty of the outside in. After dark, the white lights on the huge wooden beams give the high cathedral ceiling a warm glow. A huge outdoor deck complete with tall cocktail tables is a perfect complement to the indoor space.
A large eagle fountain in the circle drive greets you before you enter the clubhouse. The fountain in front is spectacular, especially at night. Inside the lobby, you’ll find a grand limestone fireplace, copper ceiling, and marble countertops. Walk through the lobby onto the outdoor covered terrace, where teak tables and chairs fill three different levels of space. Next to the terrace is a swimming pool and poolside cabana bar, which can be privatized special occasions. If the deck that overlooks the pool is utilized, this venue can accommodate up to 300 guests.
There are 978 homes surrounding the golf course, with approximately 3,300 potential users of the Eagle Pointe facilities. Also, the IU golf course is closed this season for renovation, so there is even more potential for a lot of play this year!

Eagle’s Nest Banquet Hall
The banquet hall is a separate building on the property, accommodating approximately 200 guests for weddings and events. There is a wrap-around deck, with great views. It is situated next to the 10th hole, which is picturesque, having a cascading water feature. The hall has new floor tile, includes tables and chairs.
Birdie’s, a four-bedroom cabin
Birdie’s is a stand-alone luxury cabin, located near the clubhouse. The cabin is available for nightly rentals, and has 4-bedrooms, two baths, kitchen & living room. The cabin is also fully-furnished, and ready to rent!
Pool & Cabana
There is a pool and cabana located close to the clubhouse. Both are needing repair and renovation.
Maintenance Barns Grounds-keeping Equipment, & Storage Facility
Just down the road from the main entrance is where the maintenance barns are located. The property is fully-fenced, has two large barns, and large yard. There is income potential from storage of RVs, Boats & Vehicles. The sale includes the property, all equipment & supplies. We are not aware of the condition of the equipment, only that some run, others do not.
